Exterior coatings that hold their colour through Ontario winters.

High-durability coatings for stucco, concrete, masonry and metal, matched to brand standards. Most coating failures are preparation failures, so preparation is a line item, not an assumption.

What we install

Four scopes, one crew, one point of accountability.

01

Stucco and masonry coatings

Elastomeric and high-build acrylic systems over stucco, EIFS, block and concrete, applied at the specified mil thickness rather than by eye.

ElastomericHigh buildMil checked
02

Metal and steel coatings

Railings, canopies, doors, frames and structural steel prepared and coated with primers and topcoats rated for exterior exposure.

03

Concrete and parking structures

Traffic-exposed concrete, garage soffits, walls and columns, with coatings selected for abrasion and de-icing salt rather than looks alone.

04

Preparation and repairs

Pressure washing, scraping, crack repair, patching and sealant replacement before any coating goes on. This is where the service life is won.

The assembly

Preparation decides how long the colour lasts.

Wash, repair, prime, then coat. Skip any of the first three and the finish will tell on you within two winters, usually at the joints and the south elevation first.

01
Survey and colour approval

Substrate condition recorded elevation by elevation, colours drawn down on the actual wall and approved in daylight, not off a fan deck.

02
Wash and clean-down

Pressure washing to remove chalk, dirt and biological growth, then time allowed for the substrate to dry to the coating's moisture limit.

03
Repairs and sealant

Cracks routed and filled, spalls patched, failed sealant cut out and replaced. Coating over a live crack just moves the failure a season out.

04
Masking and protection

Glazing, signage, landscaping and vehicle areas masked and protected. On occupied hotels we sequence elevations around guest access.

05
Prime and coat

Primer suited to the substrate, then topcoats at the specified spread rate and film build, each elevation finished in a continuous pass to avoid lap marks.

06
Inspection and touch-up

Film thickness spot checked, elevations walked with the owner, touch-ups completed before demobilization rather than after.

Specifying

Elastomeric or standard acrylic?

Elastomeric coating

A thick, flexible film that bridges hairline cracks and moves with the wall. The default on stucco and EIFS elevations that have started to craze.

Bridges hairline cracking and tolerates wall movement
High film build gives real water resistance on porous walls
Needs sound substrate and correct spread rate to perform
Higher material cost and more product per square foot
Best on
Stucco, EIFS, block, concrete
Crack bridging
Yes, hairline movement
Typical cycle
10 to 15 years with maintenance

Questions we get from owners and PMs.

If your question is not here, call and ask for the estimating desk. We will tell you what an honest scope looks like even if it is not ours to build.

Yes, that is most of our repaint work. We sequence elevations around guest rooms and entrances, keep access clear and work hours that suit the property.

Coatings have minimum application temperatures, typically around 10°C for elastomerics. We plan exterior work between spring and late fall, and will say so rather than push a coat that will fail.

Yes. We draw down samples on the actual wall, check them in daylight, and get written approval before the elevation is coated.

Next step

Send elevations, get a coating scope back in two business days.

Elevations, a colour schedule and the substrate type are enough to start. For repaints we walk the building, because the condition of the existing coating sets the scope.
